In 2005 over three hundred acres of South western exposure of Rich Mountain had been logged of the Popular Trees which had grown above the Hardwoods shading and suppressing their vast multi species bio-diversity. The result was healthy thriving Hardwoods that explode in fall colors and an under canopy diversity rarely found even in the nearby National forests and Park.
Our Mission
Beginnings During the explosion of the mid 2000s housing boom a few like minded developers was looking to enter the Smoky Mountains version of the homesteading boom and came upon this rare property for sale and jumped on the opportunity.
Existing Subdivisions The subdivision development trend in the western Carolina mountains was to use exsisting old logging roads to build roads on, to access lots and house builds. Though this was difficult for cars and trucks delivering building materials to traverse steep single lane roads, the demand was overlooking these obstacles.
Our goal Feeling concerned that most of our friends that would invest in the project would be shy of this type of roads and little county over-site at the time, we decided to invest in a more safe and convenient development plan.
Our Plan We hired a civil engineering firm to help with planning larger lot sizes for more privacy and a road system that would average two lanes for up to 3 miles of phase one of 4 phases.
Construction We built with larger 30 ton excavator’s, D9 bull dozers and off road dump trucks for compaction and Volume of materials.
Erosion control plan Old timers stories of hurricanes remnants getting stuck in the mountains and causing major floods, we commissioned a 100 year event erosion control plan for the project.
Capacity The subdivision was designed for 99 lots and was very successful until the 2008 market crash. Adjusting over the next 10 years for the market correction and the increasing popularity, today we have sold 30 lots.
Our Advantage is being one of the newer larger mountain subdivisions, we have a great selection of property as most communitys have already sold most of their prime properties.
